Why Apertus
LTB service has no room for error
Timing-Critical Service
LTB notices require minimum notice periods — N4, N5, N12. We serve on the right day so your notice counts and your hearing isn't adjourned.
Every Form, Every Method
Personal service, mail service, Schedule B posting — we know which method applies and execute it correctly so your document holds up at the Board.
Sworn Affidavit Included
Every file comes with a completed, sworn Affidavit of Service ready for your LTB hearing. No chasing down your server. Just results.

Why it matters
Improper service is the #1 reason LTB applications are dismissed
Wrong method = invalid notice
The Residential Tenancies Act specifies exactly how each notice must be delivered. Handing an N4 to a neighbour or leaving it in a mailbox without following the rules can void the entire notice — forcing you to start over and wait again.
Notice periods must be exact
An N12 served one day too early requires a fresh notice and another 60-day wait. We count the days correctly and serve on the right date — every time.
Your affidavit must be airtight
LTB adjudicators scrutinize affidavits of service. We document every attempt, every method, and every detail — so there's nothing for a tenant's representative to challenge at the hearing.
